Calculation model and input format

This calculator models a fully amortizing fixed-rate loan with monthly payments. The monthly rate is the entered annual interest rate divided by 100 and then by 12. Enter the contractual annual interest rate, not a fee-inclusive APR. At zero interest, the base payment is principal divided by the number of months.

Use whole months from 1 to 600 or whole years from 1 to 50. Use a dot for decimals and optional correctly grouped commas for thousands, such as 250,000.50. Decimal-comma formats, percentages typed with a percent sign and unsupported number formats are rejected.

The first payment is labeled one month after the start date. If that day does not exist in a later month, the date is capped at that month's last day. Dates label the schedule; the model does not calculate daily interest or adjust for weekends and holidays.

Understand the payment and cost totals

Base monthly payment contains principal and interest only, before extra payments or housing expenses. Extra monthly payments are applied to principal after the regular payment. The schedule and total interest reflect those extra payments; the final payment is limited to the remaining amount due.

Total repayment + fee means all modeled loan payments, including extra principal payments, plus the entered origination fee. The fee is not financed and does not change the monthly payment. This total excludes the mortgage down payment, property tax, home insurance, HOA and other unmodeled costs.

Mortgage principal equals property price minus down payment. Monthly housing cost adds the base payment, the requested extra payment, annual property tax divided by 12, annual insurance divided by 12 and monthly HOA. This is a recurring estimate; it may exceed the final month's reduced loan payment. No mortgage-insurance premium or future changes in taxes and insurance are modeled.

In the table, Payment equals Base principal plus Interest plus Extra payment. Internal calculations retain more than two decimal places; displayed amounts and CSV values are rounded to two decimals, so sums of rounded rows may differ slightly from the rounded totals.

Exports and limitations

Copy summary, CSV download and printing recalculate from the current inputs. Invalid inputs clear the previous results. The currency selector changes labels and formatting only; it does not convert amounts using exchange rates.

CSV contains the loan repayment schedule, not a housing-expense ledger. Print / Save PDF opens the browser print dialog; PDF saving depends on the print options available in your browser.

The calculator does not model variable rates, balloon payments, interest-only periods, daily accrual, payment holidays or early-repayment penalties. Results are estimates, not a lender quote or financial advice. Verify the applicable calculation method and terms with your lender.
